1900s Terrace Retrofit

The historic stone BER F-rated building, unfortunately, was in a significant state of disrepair, with its roof collapsing due a dormer conversion that took place in the 1990s. For the past five years, the property had been unoccupied, making it eligible for both a vacant property grant and an energy refurbishment grant amounting to a total of up to €100,000. Given its close proximity to the roadside, the client opted to pursue internal wall insulation as a solution. However, this method does carry certain risks, particularly the potential for interstitial condensation.

To address this concern, we designed a continuous passive ventilation system between the stone wall with the newly installed insulated stud wall, extending all the up to the ventilated eaves. Additionally, we introduced a high-temperature heat pump to enhance the building's energy efficiency. Despite improvements, the interior still relies on basic room wall vents for air circulation, which is less than ideal. It is worth noting that there are currently no photovoltaic (PV) panels installed on the property, which could also contribute to enhancing its energy performance from its post retrofit A3 to A1.
